A huge shift in how homes are purchased in America could come in summer of 2024 after a powerful real estate group settled an antitrust lawsuit, The settlement agreed a rule that dictates how #realestateagents are compensated and if approved, will leaving the US real estate industry trying to clarify what the process of buying a home will be.
Currently, the National Association of Realtors rules require a seller's agents include any commission that is being paid to sell the house, ranging from 5-6%. Because agents usually split the commission that is paid for by the #seller, many homebuyers do not have to pay their agent, directly. However they do pay them indirectly as sellers typically increase their sale price to compensate for the commission they pay both sets of agents.
The new ruling will not only require all commissions to be transparent and available to all parties but the NAR also makes it clear that 5-6% is not a fixed amount and rather commissions should be, negotiable. And that #buyer's agents will be required to have written agreements with those with whom they work.
